Local roof problems
Clitheroe and its villages have older buildings, softer materials and more exposure than the towns further east. The failures follow from that.
A great deal of the damage we find on period Ribble Valley property was caused by a previous repair. Rigid modern cement mortar used on a building designed around soft lime cannot flex with seasonal movement, so it cracks, and it traps moisture in the stone behind it.
The result is worse than the original problem: water gets in through the crack, cannot get back out through the impermeable pointing, and works on the stone and the timbers instead. Putting it right means removing the cement carefully and repointing in something appropriate.
Graded stone slate is heavy, and roofs carrying it depend on sound rafters, purlins and fixings. A century or two of loading, combined with any woodworm or rot, produces the sagging roof lines you see on older property across the valley.
Sagging is not automatically a crisis, but it does need assessing properly rather than ignoring. Where timbers have gone, they are replaced during a re-cover; where the structure is simply settled and stable, the covering can often be re-laid over it.
Village and outlying property around Waddington, Chatburn and Sabden is often both exposed to wind and surrounded by mature trees. That combination fills gutters and valleys with debris while also stressing ridge and verge details.
Blocked valleys are particularly damaging because the water has nowhere to go but sideways under the covering, and on a roof with no modern underlay beneath it, that means straight into the timbers.
Barns, garages, porches and older rear extensions across the valley very often carry low-pitch or flat coverings that were cheap when installed and have had nothing spent on them since.
