What it involves
A roof repair is only worth doing if the water stops. That takes someone who will get up, look at the whole covering, and work out where water is actually entering, not just re-bed the nearest loose tile and hope.
Roof repair covers everything short of a full re-cover: slipped or cracked slates and tiles, leaks around chimneys and valleys, mortar that has blown out of ridges and verges, storm-lifted coverings, failed flashings, and the damage that turns up underneath when a roof has been letting water in for a while. What happens if it waits
Roof water is patient. It gets into the fabric of the building, moves through it and does its damage quietly for months before anyone sees a mark on a ceiling. The repair itself is rarely the expensive part, everything the water reached in the meantime is.
Battens and rafter ends stay damp under a leaking covering and begin to soften and rot. Replacing structural timber and re-battening a section costs several times what re-setting the original slate would have.
Water tracks along the ceiling and soaks plasterboard or lath and plaster until it sags, stains permanently and eventually comes down. Redecoration follows, along with any flooring or furniture beneath it.
Wet loft insulation stops working. It compresses, holds moisture against the ceiling below and pushes heating bills up through every winter the leak is left running.
Persistent moisture in a cold roof space encourages mould growth on timbers and in bedrooms below, a health issue in tenanted property and a serious problem at survey time.

In detail
Different coverings fail in different ways, and the older stone-and-slate housing stock in East Lancashire and West Yorkshire has its own habits. This is the work that comes up most often, and how it is dealt with.
Natural slate is usually fixed with nails, and on older roofs it is the nails that fail long before the slate does. As they corrode, slates slip out of position one at a time, nail sickness. A single slipped slate is re-fixed with a copper or stainless tingle, or the surrounding slates are lifted so the replacement can be nailed properly.
Where a run of slates has gone in the same area, that is usually a sign the fixings across that slope are near the end of their life. We will say so honestly, because re-fixing individual slates every winter on a roof in that condition is money spent twice.
Interlocking concrete tiles crack under foot traffic, frost and impact from falling debris. Individual tiles are lifted and swapped, with clips renewed where the roof is exposed to wind uplift on more open sites around Clitheroe, Skipton and the hill edges.
Clay pantiles and plain tiles are more brittle and often no longer made in the original profile. Matching second-hand stock is sourced where possible so a repair blends into the roof rather than announcing itself.
Wind damage tends to start at an edge, such as a verge, a ridge end or an exposed gable, and then peel inwards. Emergency work is about making the roof watertight and safe first, then pricing the permanent repair once the weather allows a proper inspection.
Where a claim is involved, photographs of the damage and a clear written breakdown of the repair are provided so you have something to give the insurer.
Valleys carry more water than any other part of a roof, so they leak first when the lining fails or debris dams them. Lead, fibreglass or dry-valley systems are used depending on the existing detail and the pitch.
Abutments where a roof meets a wall: extensions, dormers, back-to-back terraces, depend on flashings being properly chased into the joint rather than sealed to the surface. Surface-sealed flashings are among the most common causes of recurring leaks we are called to.
