What it involves
Most maintenance problems are small, cheap and quick, right up to the point where they are ignored long enough to become structural, at which stage they are none of those things.
General property maintenance covers the work that sits between a full trade job and something a homeowner can reasonably do themselves: typical enquiries include rotten fascia boards and exterior timber, failed sealant around windows and door thresholds, loose or missing fixings, tired external woodwork, blocked or leaking rainwater goods, gates and fencing, minor brickwork and pointing repairs, and the running repairs a property needs simply to stay watertight and safe. Tell us what the job is and you will be told plainly whether it is something we take on.
It is offered alongside the roofing because the causes overlap constantly. A damp patch on a bedroom wall is as likely to be a failed window seal or an overflowing gutter as it is a roof defect, and it makes no sense to diagnose one and ignore the other. Working across both means the actual source gets fixed rather than the most obvious candidate.
The work is carried out across Burnley, Nelson, Colne, Clitheroe, Blackburn, Accrington, Preston, Skipton, Keighley, Bradford, Halifax, Leeds and Huddersfield, on domestic properties, rentals and small commercial premises. Every job is quoted as a fixed price before anything starts, so a half-day repair does not turn into an open-ended bill.
Five or six small jobs that individually are not worth a call-out but together have been waiting eighteen months. They get done in one visit, on one price.
Between-tenancy repairs, reactive maintenance and the exterior upkeep that keeps a property lettable and compliant, handled by one number rather than four trades.
Solid-wall Victorian and Edwardian housing across East Lancashire needs constant small attention. Left alone it takes water, and water is what does the expensive damage.
Small jobs are routinely turned down or quoted absurdly by firms chasing bigger work. These are the jobs this service exists for.
What happens if it waits
Deferred maintenance is not neutral. In a wet, exposed climate with hard frosts, every unsealed joint and every piece of untreated timber is on a clock, and the cost curve is not gradual.
A failed sealant bead or a split board is an entry point. Once water is behind the finish it stays there, and the material it is sitting against starts to change.
Wet rot in a fascia or window frame does not stop at the visible damage. By the time paint is lifting, the sound timber behind it is usually smaller than it looks.
Water sitting in a crack, a joint or soft mortar freezes and expands. Each winter widens the defect, and the following winter has more to work with.
What began as a £60 exterior repair becomes replastering, redecoration and weeks of drying out, all of it far more disruptive than the original fix.
A blocked gutter overloads its brackets, the run sags, joints pull open and water runs down the wall, turning one clearing job into a full replacement.
Loose slabs, unstable fencing, insecure handrails and damaged steps are liabilities, particularly on rented property where responsibility is not ambiguous.
None of this is dramatic and all of it is avoidable. Maintenance is the cheapest work a property ever has done, and the only work whose price rises every single year it is not done.
Our process
Send the jobs, with photographs where it helps. Nothing is too small to include, and it is better to list everything at once than to book three separate visits.
Samuel attends, inspects each item and checks for the underlying cause rather than pricing the symptom, particularly where damp or water ingress is involved.
A written fixed-price quote covering materials, labour and disposal, itemised so you can drop anything you would rather leave. Free, with no obligation and no pressure.
Booked in as one visit where possible. Rotten material is cut back to sound substrate, exterior-grade materials are used throughout, and the job is done to last rather than to look finished.
Everything tested where testing applies: gutters flushed, seals wetted, fixings loaded. Site left clean, waste taken away, and photographs of anything found that you should know about.
What you get
The person who quotes the work is the person who does it. Nothing is lost between an estimator, an office and a subcontractor.
No minimum project size and no being pushed to the back of the diary behind bigger work. Small jobs are the point of this service.
Because the same tradesman covers roofing, rainwater goods and exterior fabric, damp is traced to its actual source rather than guessed at.
The figure is agreed in writing before work starts. If something unexpected is found, you are told and asked before anything is added.
£1 million public liability insurance on every job, which matters as much on a ladder over a driveway as it does on a roof.

In detail
What follows is the practical detail behind the common maintenance jobs on housing stock across Burnley, Pendle and the surrounding valleys.
Fascias, soffits, bargeboards, window boards, door frames, thresholds and porch timber all fail the same way: water gets past a paint film or a joint, sits in the grain and softens it. The repair only holds if the rotten material is cut right back to sound, dry timber first.
Cutting back, splicing in exterior-grade replacement, sealing the end grain and finishing with a system intended for external exposure is the difference between a repair that lasts a decade and one that fails the following winter. Filling and overpainting soft timber does neither of those things, however good it looks on the day.
Where a component is more than about a third gone, replacement is usually cheaper than repair over any sensible timeframe, and that will be said plainly rather than quietly patched.
Perished sealant around windows, doors, thresholds and abutments is one of the most common sources of internal damp that gets blamed on the roof. Sealant has a service life; it hardens, shrinks and cracks away from the substrate, and once it has, water tracks straight through.
Doing it properly means raking out the old material completely, cleaning and drying the joint, and applying the right grade of sealant to the right joint width. Gunning a new bead over a failed one bridges nothing and traps water behind it.
Where damp is present internally, the water is traced before anything is sealed: checking the roof covering, flashings, gutters, downpipes, window heads, sills and ground levels, because sealing the wrong joint simply moves the problem out of sight.
Gutters, downpipes, gullies and hopper heads are the property's primary defence, and they are the components most reliably neglected. A blocked gutter puts a surprising weight on its brackets, and sagging runs pull joints open until water is running down the wall on every rainfall.
Maintenance here means clearing the full system rather than the visible section, flushing and testing it under water, checking brackets and falls, resealing joints, and clearing the gully at the bottom so the downpipe actually discharges somewhere useful.
On solid-wall stone and brick terraces this is not cosmetic. Persistent saturation of an uninsulated external wall is exactly how penetrating damp appears internally, and clearing a gutter is a fraction of the cost of dealing with the consequences.
Small areas of eroded pointing, cracked render, loose copings, damaged steps and lifted flags are all straightforward to put right while they are small. Left alone, open mortar joints take water directly into the wall, where frost then does the rest.
Repointing small areas involves raking out to a proper depth rather than smearing mortar over the face, and matching a mix appropriate to the masonry; a hard cement-rich mortar on soft stone causes damage rather than preventing it.
Loose slabs, uneven steps and unstable copings are also safety matters, particularly on let property and anywhere with elderly or young occupants. They are quick jobs with disproportionate consequences when ignored.
Fence panels, posts, gates, shed roofs and outbuilding doors take the same weather as the house with none of the protection. Posts rot at ground level, gates drop on their hinges and shed felt splits and lets water into whatever is stored beneath it.
These are repaired or replaced with materials specified for ground contact and exterior exposure, fixed into sound substrate, and adjusted so they still operate correctly once the timber has taken up moisture again.
Where a shed or outbuilding roof has failed, the same felt, EPDM and flat-roofing knowledge used on the house applies, a small flat roof done properly rather than a sheet of felt tacked over a wet deck.
Rental property generates a steady stream of small reactive jobs and a concentrated burst of them between tenancies. Coordinating several trades for a handful of half-hour tasks is disproportionate, expensive and slow.
Batching them into a single visit with one fixed price is quicker and cheaper, and gives you a record of what was found and what was done, with photographs where they are useful for your own files.
Exterior condition also affects lettability directly. Clean rainwater goods, sound timber and a tidy frontage change how a property shows, and cost less than the void week caused by a property that looks neglected.
Everything is quoted as a fixed price, itemised where there are several jobs, so you can see what each item costs and remove anything you would rather leave for now. Quotes are free and there is no obligation attached to them.
Where something is discovered mid-job: rot extending further than it appeared, or a defect hidden behind a board, work stops, you are shown the issue and told what it changes before anything is added. Nothing gets carried out that has not been agreed.
Materials are specified for exterior use as standard. Where a cheaper option genuinely makes sense for a short-term need, that will be offered as a choice with the trade-off explained, rather than substituted quietly.
Notifiable electrical work, gas work and anything requiring a specific registration is not undertaken; that work belongs with the appropriate registered trade, and you will be told so straight away rather than after a wasted visit.
The focus is the building fabric: roofing, rainwater goods, exterior timber, sealing, weatherproofing, minor masonry and the general upkeep that keeps water out and the property in order.
If a job falls outside that, saying so immediately costs you nothing. Attempting it would cost you considerably more.
